Topic A
Q: Who is responsible for road maintenance?
A: Our office does not oversee road maintenance; public roads are maintained by the government. We have not received any mandate or established any formal agreements with landowners or tenants regarding road upkeep, and it is not included in the lease agreement—no service fees are charged for this purpose.
Q: What if tenants are interested in private road maintenance?
A: Private road maintenance is not feasible due to its high costs. Estimates suggest that each tenant would need to contribute approximately ANG 600 per month, which makes it impractical for most tenants.
Topic B
Q: Does the office handle land sales?
A: Our office is solely responsible for leasing matters and does not handle the sale of land. In most neighborhoods, the sale of land is practically impossible.
Q: Can new leasing rights be created for empty plots?
A: We are unable to create new leasing rights for empty plots; only existing users of the land are registered. While leasing rights may be purchased from an existing lessee, the transfer of these rights must be processed through our office.
Q: Is information on registered lessees available?
A: We do not provide any details or contact information regarding current registered lessees. As a law firm, all such information is confidential, and we are not a public registry.
