All land tenants in the Dein, Gato, Kanga, Monteverde, Wishi or Souax neighborhoods must pay their rent through our office. Payments anywhere else will not be accepted. Please note that these fees are for registered tenants only. Non-registered leaseholders are required to pay the market rate. If you have not yet registered, please consult our registration page.
The rent is 12% of the market value of the land and is payable on an annual basis. We offer special rates or discounts (see below) to tenants who satisfy certain conditions, such as non-commercial use. Select below to toggle between monthly and annual rental rates.
We accept payments through debit card, direct bank transfer and cash. Please be advised that we will refuse large sums of cash, or foreign money at our office. When you choose to pay by direct bank transfer, you can ask to have a receipt sent to your e-mail address. Credit cards and checks are not accepted.
Remember to mention your registration number. Additional fees may be charged by your bank.
Our POS terminal accepts debit cards. Credit cards will not be accepted for payment.
Cash accepted up to a certain amount. We will refuse foreign or large cash amounts.
The annual rent must be paid by December 31st of each year of the preceding year. Failure by a lessee to fulfil his obligations shall cause the lessee to default on their payments. The landowner has the right to compensation in case of late payment of rent. To calculate your rent arrears, please get in touch with our office.
We might have made a mistake in determining your rent or calculating your rent arrears. You may also disagree with our decision on a variety of grounds. If, for any reason, you object to the rent rate or the rent arrears, you can file an objection by filling out Form 2886. If it is filled out properly, we will review your objections and, if applicable, recalculate your rent. Complete the form and send it to us using the details on our contact page.
Form 2886: this form is intended for objections against either the rent or the arrears calculation.
IMPORTANT NOTICE: the land and everything that is permanently attached to the land is private property and may not be sold or otherwise encumbered without the prior consent of the landowner. Transfer of lease rights may not occur without the prior consent of the landowner. The land may not be used for commercial or industrial purposes without the prior consent of the landowner. Terms of Lease apply.
COMPENSATION: Pursuant to Article 6:119 of the Civil Code the compensation owed for delay in the payment of a sum of money consists of the statutory interest on that sum over the time that the lessee has been in default. Each time after the end of a year, the amount on which the statutory interest is calculated is increased by the interest owed for that year. The statutory interest is determined by the Central Bank of Curaçao & Sint Maarten. In addition, extrajudicial collection costs (between 15% and 20% with a minimum of NAf 7.50) will be charged on the total arrears
