Anyone that built property or otherwise uses land in the neighborhoods Dein, Gato, Kanga, Monteverde, Wishi or Souax must register at our office. In addition to registering tenants and calculating and collecting rent, we are able to grant permission for applications for utility connections or building permits upon request.
The water and electricity connection is carried out by Aqualectra. Landowner permission is required to connect utilities. On behalf of the landowner, we can write a letter to Aqualectra where this authorization is granted. To provide this service, the registration must be valid and the tenant must be up to date with rent payments. In addition, we will need a satisfactory reason for this request. The cost to provide this service is ANG 75,-.
You may apply for a building permit through the appropriate authorities. When applying for a building permit or a land measurement certificate, permission from the landowner is required. We may write a letter in the name of the land owner granting said permission. To provide this service, the registration must be valid and the tenant must be up to date with rent payments. In addition, we will need a satisfactory reason for this request. The cost to provide this service is ANG 75,-.
We can’t do road maintenance. From time to time, there are questions about who is responsible for maintaining the roads. Public roads should be maintained by the government. Our office did not receive an assignment for road maintenance and there is no road maintenance agreement between the landowner and the tenant. Road maintenance is not included in the lease agreement and there are no service fees charged that could be used for road maintenance. We estimate that each tenant would have to pay about ANG 600,- each month to be able to have private road maintenance.
If you do not agree with the rent you may file an objection as shown on the Rent Payment page. All other complaints can be filed using the form on this page. IMPORTANT NOTICE: the land and everything that is permanently attached to the land is private property and may not be sold or otherwise encumbered without the prior consent of the landowner. Transfer of lease rights may not occur without the prior consent of the landowner. The land may not be used for commercial or industrial purposes without the prior consent of the landowner.
